1. The present petition has been filed under Section 29A(4) and (5) of the Arbitration and Conciliation Act, 1996 seeking extension of the mandate of the learned Sole Arbitrator, Mr. Naveen Kumar Chaudhary, appointed by this Court vide order dated 02.09.2024. 


 
2. The Respondent had taken on lease the premises admeasuring approximately 3800 sq. ft. at Okhla Industrial Estate, Okhla Phase-III, New Delhi, from Petitioner No.1 pursuant to a registered Lease Deed dated 19.07.2023. Agreements for maintenance and hiring charges were also executed between the parties on 20.07.2023. 


 
3. Disputes arose between the parties regarding payment of rent and other charges, and the Respondent stopped paying the monthly rent, maintenance and hiring payments from February, 2024. The Petitioners thereafter invoked arbitration and approached this Court for appointment of an Arbitrator.  


 
 
4. The parties had earlier jointly agreed to extend the mandate of the learned Sole Arbitrator by six months, which expired on 10.08.2026.  


 
5. Accordingly, the Petitioner seeks a further extension of 3 months to enable conclusion of proceedings and pronouncement of the award.  


 
6. According to the Petitioner, the arbitral proceedings have since progressed through pleadings, framing of issues and recording of evidence. The evidence of both sides has been completed and the matter is currently at the stage of final arguments.  


 
7. Despite sufficient service, none appears on behalf of the Respondent.  


 
8. In view of the fact that the arbitral proceedings are currently at the stage of final arguments, the mandate of the learned Sole Arbitrator is extended for a period of 3 months w.e.f. 10.08.2026 to enable him to conclude proceedings and pronounce the award.  


 
9. The petition stands disposed of in the above terms.
